Location
Clanway is located to the north of Tunstall town centre in the Stoke-on-Trent conurbation.

Development proposals
This large brownfield site extends to approximately 23 hectares and is proposed to be developed for around 400 houses, large areas of public open space and an integrated neighbourhood centre. Access to the site will come from the Tunstall Northern Bypass which was opened to traffic in 2008.

The whole site was in a derelict condition, as a consequence of having been worked for both coal and marl. The site has been undermined by past coal workings at shallow depth and also contained a large marl pit.

Lands Improvement has undertaken a £5.5 million land reclamation and infrastructure contract to prepare the site for development.

Project status
Lands Improvement sold the site to Bloor Homes in July 2007 who obtained detailed planning permission for the first phase of development in 2008. House building commenced in 2009.

Lands Improvement has retained the commercial element of the development and has designed a revised neighbourhood centre to provide the new community with retail space, including a new convenience store, a pub / restaurant and a further 15 apartments. An application for Reserved Matters approval was obtained in 2010.
