Location
Clanway is located to the north of Tunstall town centre
in the Stoke-on-Trent conurbation.
Development proposals
This large brownfield site extends to approximately
23 hectares and is proposed to be developed for around
400 houses, large areas of public open space and an
integrated neighbourhood centre. Access to the site
will come from the Tunstall Northern Bypass which is
due to be constructed by Stoke City Council in 2006
/ 2007.
The whole site is in a derelict condition, as a consequence
of having been worked for both coal and marl. The site
has been undermined by past coal workings at shallow
depth and also contains a large marl hole.
Project status
The site has full planning permission for 395 houses.
Despite the challenging ground conditions, Stoke City
Council have stated that:
“The proposed layout is imaginative and the first
of this scale within the city, creating an attractive,
high quality and distinctive community. It incorporates
many of the design features being encouraged in modern
housing layouts by PPG3 ‘Housing’ as well
as other advisory bodies and is welcomed”. |
