Location
The Essex Road site lies to the east of the main London
to Stansted railway line at Hoddesdon.
Development proposals
This large brownfield site extends to approximately
20 hectares and is proposed to be developed for around
900,000 sq. ft. of employment space. The site has a
history of mineral extraction and inert fill operations.
Project status
The site received outline planning permission in 2003.
The planning permission required the construction of
a new bridge over the main London to Stansted railway
line. Lands Improvement, in association with neighbouring
landowners, assembled all of the land required for the
construction of the bridge and negotiated the necessary
consents from Network Rail.
The site was sold to Rosemound Developments Ltd in
2004 who have now built the new bridge and are constructing
the employment units on site.
Lands Improvement also owned a further 60 hectares
of land south of the Rosemound development. This was
sold to Lea Valley Regional Park in 2003 to assist with
their Park-wide recreational development proposals.
The area is now the proposed location for the Olympic
White Water Canoe Course.
