The land at Houghton Regis is located between the edge of the town and the proposed M1-A5 Link Road and between the M1 on the east and the A5120 on the west. Houghton Regis forms part of the Luton/Dunstable conurbation and is situated about 37 miles north of London with excellent road and rail communications.
LIH is acting as lead developer of an outline planning application for up to 5,150 homes, 1 million sq ft of distribution and 175,000 sq ft of retail and leisure development, together with associated open space, schools and community facilities. This application was submitted in December 2012.
The scheme has now gained outline planning consent.
The land is identified within a strategic site specific allocation in the draft development strategy as a major mixed use site for a total of 7,500 houses and associated uses. LIH in conjunction with adjoining landowner Friends Life Company have signed a Section 278 agreement with the Highways Agency and Central Bedfordshire Council to contribute £45 million towards the proposed A5-M1 Link Road with a new Junction 11a on the M1 motorway.
The development now has outline planning consent, the works for the £217m A5-M1 link road have commenced on site and the Woodside Link road which runs through the development is due to start on site in the Summer of 2015 along with the main development.
