Haddenham

Lands Improvement has completed the sale of Haddenham Parkway to Charles Church. The land was fully serviced with an outline planning permission in place for 72 new homes. Lands Improvement secured planning permission earlier in the year having worked with the District and Parish Council’s to deliver a locally focused planning gain package, including land for two new football pitches for the local community.

The Frythe

These boards contain an illustrative Masterplan, which demonstrates how the development could be delivered as well as explaining how we have responded to your comments as we have been moving through the process. Colchester
September 2011
In early August 2011 Lands Improvement completed the purchase of land and buildings at 505 Ipswich Road, Colchester, Essex. The property is a 53 acre site including 14 acres of brownfield land accommodating approximately 250,000 sq ft of warehousing, offices and manufacturing facilities. The remainder of the land is orchard and ancient protected woodland. The site is currently income producing and is let to tenants, Albea UK. Albea, one of the world’s leading plastic and laminate tube packaging companies, have recently organised their relocation to nearby Severalls Business Park to occupy a more modern and suitable site retaining jobs and making further investment in Colchester. The site benefits from a planning and development brief for the redevelopment of the site for between 200-250 dwellings and commercial accommodation. A planning application for redevelopment will be submitted in 2012.

Redhill Way, Telford

Lands Improvement have recently been granted Reserved Matters approval for the residential element of the development of the former Redhill Claypit. The permitted development comprises 337 homes and sets the framework for the phased delivery of the homes as well as the sites wide technical strategies for highways, surface water drainage, foul water drainage and utilities.

Lands Improvement has completed the sale of the first serviced land parcel for 50 homes to Taylor Wimpey North Midlands. Work to construct the homes will commence on site in June.

Kevin Moriarty

Kevin Moriarty finished the London Marathon in under 5 hours and raised £2,353 for the Tusk charity.

Redhill Park, Telford

Contracts have been exchanged between Lands Improvement and Taylor Wimpey for the first phase of development at Redhill Park, Telford. This phase will comprise of 50 homes. As part of the sale, the main spine infrastructure will be constructed to allow for future phases of development. Taylor Wimpey are aiming to commence house building on site in the first half of 2011. Case Study

Land and Property Sales

In 2010 Lands Improvement successfully completed an active programme of sales which generated cash of circa £20 million. The disposals included a combination of both mature and non-core property assets. To date Lands Improvement have completed on 12 properties, totalling 776 acres. Of particular note was the sale of the let investment, Haddenham Business Park, to Chester and Cheshire Council for £12.25 million. Lands Improvement has retained the freehold interest in the consented employment development land and adjoining airfield and will continue to work to bring elements of this forward for development. Houghton Regis – A5 M1 Link

It has been announced that works on the long awaited Dunstable bypass are due to commence in 2014. Lands Improvement is part of a consortium known as the Houghton Regis Development Consortium (HRDC) which owns or controls approximately 600 acres of land to the north of Houghton Regis/Dunstable. This announcement is a big boost to the HRDC as it will help release their land for development. More

Poole

The construction for the new ‘Twin Sails’ lifting bridge is underway after the construction contract was let to Hochtief earlier in the year. This bridge provides access to the 16 hectare brownfield site owned by Lands Improvement and Gallagher Estates. MGPA Acquisition
2009
MGPA, the private equity real estate investment advisory company, on behalf of MGPA Europe Fund III, completed the acquisition of LIH for £52.5 million from CMIG, after the Company had completed a pre-sale cash dividend of £35 million to CMIG. www.mgpa.com
