The Frythe is a 47 acre site in an attractive woodland setting located immediately south of the historic village of Welwyn in Hertfordshire.
In 2010 Lands Improvement acquired the site on an unconditional basis from Glaxo Smith Kline.
The site extends to 47 acres, is a mix of previously developed land and greenbelt and comprises a vacant research and development facility of 439,000 sq ft existing accommodation and a total built footprint of 204,000 sq ft. 29 acres of the site are classified under a Major Developed Site planning policy.
Taking its name from the original estate, The Frythe, is located in an attractive semi rural location, surrounded by a mixture of pasture, arable fields and mature woodland.
Lands Improvement is working with Welwyn Hatfield Borough Council to develop and agree a masterplan framework for the future development of the site for residential use. This will include for the retention of The Frythe and its conversion to apartments and up to 200 homes.
In 2013 the land was sold to Linden Homes for £40m.
