Maximise Value
Maximising value is a key trait of Lands Improvement. Because we buy our land freehold rather than via Promotion agreements, and, because we finance
via cash reserves, we are more engaged to maximise value than many of our competitors who are often focused on speed of consent.
We then share this maximised value with the vendors via the Overage.
We Deliver Infrastructure
We regularly deliver early infrastructure to sites in order to sell de-risked land to developers.
The de-risked nature of the land results in increased competition for the land because it is ready to be built on, which in term results in higher land values than would otherwise be achieved.
Large Investment Capacity
Lands Improvement is fortunate to be privately financed but also large enough in its own right to be self-financing.
Our investment capacity allows us to both buy freehold sites, deliver infrastructure and take a long-term view to adding value through investment in projects, where perhaps our competitors may struggle.
Strong Team
At Lands Improvement we are a small team with relatively few projects per person. This means that we take personal responsibility for the project by producing well thought out strategies and visions and by taking a personal approach to the promotion of the site.
We have a team of planners, technicians, land managers and finance experts as well as an involved management team.
Long Term Land Owners
Lands Improvement is a long-term landowner with a long term vision. Our model views strategies from 2 – 50 year time horizons and commits to strategies and financing for that period.
Our shareholders (TT) have an equally long-term vision for the portfolio of assets previously described as comprising c.12,000 properties on a portfolio value of £11bn.
