Our goal is to be the leading strategic land developer in the UK, and we are always seeking new opportunities.
Top of our list are high-quality, sustainable developments that incorporate our requirements for high standards of Placemaking and planning: We want to create an environment that people enjoy living in, now and for many years to come.
We have an ongoing requirement for purchasing further Strategic Land Opportunities which meet the following criteria:
200 – 5,000 dwellings
Type 1, 2 and 3 (2-30 years)
Greenfield, Brownfield and Greenbelt
"We are very interested in hearing from agents, consultants and landowners to help us identify new land opportunities. We have chosen to move into Promotion/Development agreements, as well as a combination of Freehold Land options to further our strategic objectives."
Planning expertise and an experienced team
The Lands Improvement team are experts in navigating the complexities of the planning system. We have many years’ experience of successfully managing a wide range of planning issues, thanks to our engaged, community-led approach.
To achieve our goal of maximising value, we buy our land through promotion agreements as well as through unconditional freehold purchases financed by cash reserves. This puts us in a better position to maximise value than many of our competitors buying through promotion/development agreements, who may be focused on speed of consent.
The value is shared with the vendors either through the promotion/development agreement or overage, for unconditional freehold acquisitions.
One of our many, key strengths is getting infrastructure in place on sites as soon as possible. As the land is de-risked and ready to build on, this can result in increased competition from developers – and therefore higher land values.
Substantial investment capacity
Lands Improvement is both privately financed and sizeable enough to self-finance. Our substantial investment capacity allows us to buy freehold sites, deliver infrastructure and to take a long-term view on adding value to projects, which smaller competitors may not be able to match.
At Lands Improvement we are a small team with relatively few projects per person. This means that we take personal responsibility for the project by producing well thought out strategies and visions and by taking a personal approach to the promotion of the site.
We have a team of planners, technicians, land managers and finance experts as well as an involved management team.
We’re a long-term landowner with a long-term vision. Our time horizons range from two to 50 years, and we commit to strategies and financing over those periods.
Our approach is in line with that of our stakeholders, Telereal Trillium who also take a long-term view of the 12,000 properties in their portfolio, valued at £8bn.
The future is never far from our minds. In everything we do, we consider the imprint we leave, through the developments we create, and how they shape the way people live, work and play – now and in the future.
Good is not good enough for us: we are committed to excellence, as documented in our ‘Placemaking at the Heart’ guide. It explains our approach in more detail, including how we work, engage, manage and deliver our projects consistently from start to finish – and how we learn and adapt along the way. This ensures we deliver sites which continue to benefit the people who live there, for many years to come.
We are able to conclude transactions quickly and we are now open to enter promotion agreements as well as unconditional Freehold purchases. Get in touch If you have information that could help us identify new land opportunities.
