High Leigh Garden Village is a Green Belt site in Hoddesdon, Broxbourne which Lands Improvement are working in a Joint Venture with Taylor Wimpey to deliver homes.
Part of the site comprises 97 acres (39 hectares) of agricultural land and benefits from an outline planning permission for a residential / mixed use development incorporating housing up to 523 units (with delivery of a 1FE Primary School) or up to 485 units (with delivery of a 2FE Primary School), a shop, a hotel (with ancillary gym / restaurant), commercial floor space, public open space and allotments.
The development is near schools, supermarkets, and green spaces, making it an ideal choice for those looking to put down roots in a location that provides great connections to London, Harlow and St Albans.
Lands Improvements invested over £7m towards the construction of a new roundabout off the Dinnant Link Road, ground preparation and bringing utility services to the development areas to enable the first phases of housing.
In 2019 Lands Improvement entered a joint venture agreement with Taylor Wimpey to deliver part of the site incorporating 350 residential units, of which 21% is affordable housing. The development will also provide over £8m of community benefits to Hoddesdon and includes a two-form entry primary school.
The remainder of the development land including a further 135 residential units, care home, hotel and mixed-use hub is on the market with Savills.
The High Leigh Garden Village development land is located on the western edge of Hoddesdon in Hertfordshire, between the town and the A10, both to the north and south of the Dinant Link Road (A1170). Central London is circa 20 miles to the south of the property, with Junction 25 of the M25 located approximately six miles away
Lands Improvement acquired the site on the western edge of Cheltenham in early 2021. The site comprises 36.42ha (c.89 acres) of Green Belt land located…
